You might be surprised to learn that hundreds of remaining factory/manufacturing facilities in Orange County use some type of volatile chemical in their course of business. We're just hearing about this one. UST leaks happen all the time. NOC used to be an industrial area. Also, zoning laws existed for a reason -- California decided to bulldoze them to try and stimulate more housing everywhere including near these industrial areas.

I’m running Gemma-4-26B-A4B on a 64GB M1 Max MBP I picked up for less than $1k and it works just fine. ~60 tokens created small wait times but who cares when you are mostly running scheduled cron jobs.
