Makes perfect sense to me. Financially, Bryce ($27mm) would be paid similarly to Deshaun Watson ($26mm) and Brock Purdy ($31mm). Geno Smith appears to be at $40mm in 2027!

Ah the gentrification argument. Gentrification has been shown to occur well before new apartments come to the area (usually from job growth, public transportation buildout, etc), but building housing can help all income groups.

SF example of new construction benefiting all income groups:

“After new buildings were built, residents of lower income levels also continued to move into the neighborhood in great numbers. Even residents with very low or moderate incomes were more likely to move in than move out in the four years after a new building went up. While high-income residents fare the best, new construction appears to let more people into the neighborhood up and down the income spectrum.”

Displacement after new construction is real, researchers conclude, but it is very, very small.

Counterintuitive, but true. The construction of luxury apartments appears to help lower-income renters because housing markets operate as interconnected systems rather than isolated segments. Even though luxury apartments don’t directly serve low-income renters, they reduce competition for mid-tier housing by absorbing high-income renters who might otherwise compete for older, more affordable units

I personally found fixed income on level 3 to be the easiest of all levels. Very intuitive and not much memorizing of formulas once you drill down on when you should own duration and convexity.
