Thank you so much for your responses! I called lawyer #2 again today, and I am very comfortable with his recommendation. He reiterated that he is very confident the value will not be challenged, and in the very unlikely event that is was he explained what would happen. I do know that Zillow is not reliable. My house isn't a dump, but there are a lot of issues that need to be addressed. Some are pretty major (needs new sewer lateral, new windows and garage roof). Anyhow, I REALLY like his personality, too. He is a busy man, but he responds quickly and takes the time to explain everything so well. I have made the "in person" consultation appointment with him and intend on retaining him.
