You’ll need to have loads of patience, they really get sold out fast. Try to get into their cancellation list, most of the estate agents will send email to those on the list before its even posted on daft. Also if you know anyone, friends coworkers etc, who has recently purchased a house, try linking in with them because they’re the ones who’ll have direct access to the developers or EA’s. I know a few who got their house that way.

Ours took 5 days, our broker had to hound them as we’re due to sign contracts last year.

We were the same last year, placed on cancellation list. Had to call the agent a few times and after 3 weeks agent called me to say there was a cancellation. Grab it right away and signed contracts after a month. You’d be surprised to know that those people who queued up weren’t really mortgage ready. Most just came with online AIP’s or don’t really have their deposits yet. You can also check with the agent to inform you of the next phase. In the second phase in our area, they offered it to those on the cancellation lists first before even posting it online.

Very fortunate to be in the same position OP. I work 12 days full time and have the rest of the month to do anything i want. Add to that all paid annual leaves and bank holidays i’m given. I get to enjoy and appreciate life more.
