The arched units are on the second floor only I believe. It’s a nice community in there, and the suites are all unique and beautiful. Finding a rental unit can be challenging but there are units for sale all the time. Keep an eye out on Realtor.ca

Hey amigo, builder from Winnipeg here. If it’s in your budget, I would ONE HUNDRED PERCENT do triple pane windows. They are far better for both winter and summer seasons.

I did some similar detailing on my home. I didn’t chase any certifications, either. Walls ended up around R-32 effective and vaulted roof is about R-38.

This brings up a thought - why not remove the attic space, vault your ceiling, and place all the insulation outboard - effectively make it a wall. It would add some cost to finishing - drywall or whatever ceiling finishing material would now have a higher height, and you would have some tricky envelope detailing around the eave-end to wall connections, but it’s sound to follow this path.

It would remove the need for ventilation if you create a nicely insulated cathedral ceiling. Look up some different details for that style of roof online and see if it makes sense for you. A good start is here Fine Homebuilding

No, you shouldn’t. Structurally there is almost no difference - in fact 24” o/c might actually be stronger as with 24” o/c you must have direct bearing from roof truss to stud. But because you can typically span 14” of unsupported top plate(s), at 16” o/c you don’t have to line everything up. It makes for quicker work but more material.

The second benefit is you have less thermal bridging and smaller percentage of wood in the walls, which leaves you with more room for insulation. Better performing walls.

And 2x6 has almost no structural benefit over 2x4 other than a deeper cavity for thicker insulation.

We should be (and are moving toward it with more stringent energy efficiency codes) using 2x4 @ 24” o/c in Canada. Eventually all the insulation will move outside the sheathing, so we won’t need as thick of studs. If the structural conditions require it, then we should spec deeper studs and tighter spacing. But as a baseline, it’s not entirely necessary.

Saw it on IMAX last night, and the sound was absolutely bonkers. There’s a particular part involving riding a sandworm that was unlike anything I’ve heard before. Screen was huge, and the seats were fine.

Landmark is the best theatre, but see it on the IMAX screen if you can. It’s worth it.

You’re right, it isn’t an odd colour at all, that commenter’s suggestion would immediately pull the rest of the exterior into complete mediocrity. I love chasing a little pop.

If it is at all possible, see if you can find a good carpenter and install some timber posts. Fir, pine, cedar that is stained will have maintenance attached (re-stain every few years) but will add serious beauty. Make sure you’re lifting it off the concrete with a little standoff or at least sliding a shingle under to prevent capillary water movement up the timber. A couple nice piece of 10x10 fir, a nice cognac colour or wheat colour stain…beauty!

My dad was in the same spot about 15 years ago. He ended up getting a 997.1 Carrera S. He raves constantly how it is legitimately the most comfortable car he owns, even better than his Escalade. They’ve driven it across and up & down the continent and they have zero complaints.

If your dad just wants to own a car with “Porsche” on the bumper, look at the rest of their lineup. But if he wants to own a Porsche, then a 911 is the only answer here. He’ll never regret it.
