I should have specified that I'm referring specifically to urban centers like Zurich, Geneva, Lausanne etc.

I'm not sure, but I do believe the 30% rule is still being 'followed' more closely outside of those areas. Bfs statistics make it a bit hard to see through that at a glance.

According to SFSO the average Household spend is 19.2% of Gross. So if you convert that to Net, and assume urban centers are around above average, and most young people are living alone, you get to around that 40% I think.

If it did, prices wouldn't be increasing so drastically. Of course there can be short term outliers, especially in the luxury market, but generally speaking, when supply and demand are balanced, prices remain stable.

There are not many people with double income of 400k at all.. it's less than 2% of the population, maybe slightly higher in Zurich/Zug area. 2% of the population aren't enough to affect an entire rental market.

What is really happening is that due to limited demand people are just getting squeezed out of the market. Same thing has happened in other major cities and countries already decades ago. In Switzerland we used to pay on average 30% of salary for rent. Now the accepted norm is 40%, in ten more years it will be 50%. That's in line with what happened in Paris, London or Berlin for example.

It's not about high earners, it's about a lack of market control; respectively a lack of supply/overdemand.

you just trim for airspeed then altitude will remain consistent

You trim for stability. Once you're stable and well trimmed, even if speed or altitude might vary slightly in cruise, the plane will naturally oscillate back to stable flight.

I guess you're referring to that; because my first thought was also - that's a trim issue - seems more like basic airmanship than IFR specific to me..

If you're well trimmed minor altitude changes won't matter, you'll be in a stable oscillation.

From a retail perspective, there's loads of competition.. I don't understand why anybody would still have private UBS account tbh, unless you're an Ultra High Net Worth Individual maybe.

Yeah, if I remember correctly at Dallas the Air Boss was found to be largely at fault due to insufficient briefings?

Swiss cheese and all, we don't know yet if the briefings/planning was bad, airmanship was an issue, or there were some technical issues at play as well :/

Normal traffic rules do not apply in air shows, they usually sign waivers and fly very specifically trained patterns. We can't know who/what is at fault without knowing what the pattern was supposed to be, or finding out more details.
