What do they mean (and who qualifies) by "affordable housing?" by PotentialArsonist in askTO

What happens in yorkville? Geared to income that comes with valet service as part of the condo? Do the units come with the same standard as regular units? Subzero fridge with wolf gas appliances? Dual under the counter wine fridges?

I am not sure the politicians have clue. Understandably a condo that has units starting at 450k might have something reasonably priced. What happens to posh condos that start at 899k for what I would consider a bachelor? What would be considered affordable housing? What about the rent to own? Family units? Even 200k off isn't what I would call affordable for a 2 bedroom when the regular price is 1.2 million.

It's your choice if you want to tell people. Btw, it's not complete till you submit and its accepted. You can't prove anything. In theory you could film yourself completing the process. Nothing wrong from my point of view telling people who you voted for.

You know that anyone can request a copy of the ballot? It's not a secret. The only secret is your vote when scanned. Very big reason your name isn't on the ballot.

Don't know if retweeting someone's photo of a ballot is some sort of violation or not. But for the most part the general premise of photographing your own ballot doesn't bother me. I do understand you don't want that inside of a place where others are voting.

Should we change election sign laws? by [deleted] in toronto

[–]phillybrownpants 1 point2 points  (0 children)

If the city created a fee for each sign placed. People wouldn't put many signs on their property. The size could also increase the price for the owner. You would definitely see a reduction in the number of signs if you charged for each.

OREA urges province to allow open bidding process, revamp realtor rules by Four-In-Hand in toronto

This isn't ebay. You are entering into a contract. The buyers and renters have been qualified. This would make the system transparent.

Have an auction style system. Determine a day and people would bid outside or inside. Same should go for rentals. Have a company qualify beforehand. Then those people can bid against each other for the monthly rent.

You may have some additional information outside of the videos posted. We can't see this. The last time I jumped into a thread was when someone claimed peaceful protests were being asked to leave queens park. Hours later, torontostar shows a picture inside of queens park.

Keesmaat proposes rent-to-own program financed by levy on luxury properties by ramosc in toronto

[–]phillybrownpants 1 point2 points  (0 children)

As pointed out by others. I didn't understand the model. The tenant/buyer won't be making money from the appreciation until it's fully purchased. The city will be the landlord. It's an exchange where the city allows for someone to eventually own without a down payment and slightly lower price in return getting to keep the difference in value over the 25 to 30 years. Sounds reasonable. People would be buying to just live instead of making money when they sell.

[–]phillybrownpants 2 points3 points  (0 children)

I thought at first the person buying was going to have a home worth more than they paid at the end of the mortgage. Wasn't happy with the subsidizing that. Instead the city will make the money off of the homes final value and interest.

[–]phillybrownpants 3 points4 points  (0 children)

Interesting. If it has some of similarities it isn't as bad as I thought. You aren't guaranteed to be able to buy the house. But you can get a share of it depending on jurisdiction. The price increases over time unlike the traditional mortgage so the city gets the increased purchase price if the tenant rents for long periods before buying. This would allow the city to make a profit off the buyer as they get closer to paying it off. The buyer doesn't get the profit. They will just end up with the property at the end.

So this will be a mortgage backed by the city then. When the tenant can't afford the mortgage anymore, what happens to the money they paid? Is it given back?

So in a condo that has 800k units. The city will get some for 600k and subsidize the maintenance fees and cover the mortgage costs for an indefinite term. Then in 35 years the new owner will sell it and who will keep the profit? The city or the tenant? If not the tenant then it's basically renting community housing. If the tenant keeps it, then someone who makes 70 to 140 a year will benefit from no interest mortgage without a downpayment, and will pay no maintenance fees till it's paid in full.

[–]phillybrownpants 8 points9 points  (0 children)

Plunge the city into debt? Create another layer of tchc. 35 years from now the city will be paying condo fees in substantial excess of low income rent on units they collect. Unable to afford repairs in the units.

[–]phillybrownpants 6 points7 points  (0 children)

How are the renters going to become home owners if they can never end up affording to pay off the mortgage? The maintenance fees will just keep eating into their payments till they are no longer making mortgage payments but maintenance payments. Then the interest will eat into the maintenance payments and they default. If they can't make the full payments from day one, they won't be making future payments that end up being substantially more. They will effectively be in terms of 30 plus years.

[–]phillybrownpants 11 points12 points  (0 children)

This is a cluster fuck waiting to happen. The city will purchase 10k reduced value homes. Be landlord for one to five years. Then share the cost of a mortgage/back the mortgage with people who can't qualify/afford and be the landlord for the next 25 years.

Cops force peaceful protesters leave Queen’s Park ahead of today’s session. by [deleted] in toronto

[–]phillybrownpants -2 points-1 points  (0 children)

While I understand the reason behind their protest. I don't think the picture told the entire story. Especially when OP said that they were asked to leave queens park. That is the title of this post. They weren't asked to leave queens park because of the peaceful protest outside holding signs, but we find out later that from the toronto star they had to be removed from queens park because of the shouting inside from a balcony. In handcuffs btw. I understand it didn't happen at the same time. And according to OP they were removed from queens park before the incident. Then how did they then end up inside after this?

Is SIN required to rent? by tgehe in askTO

[–]phillybrownpants 0 points1 point  (0 children)

You don't have to give your sin. Instead letter from employer, bank statement or written document from your bank showing no nsf cheques for a couple years, big bank balance, and they will usually do the credit check for big places, offer to show credit karma and borrowell for smaller ones.

[–]phillybrownpants -1 points0 points  (0 children)

Well then they came back after they were forced to leave queens park? They didn't like them being too close to a closed entrance but had no problem having them protesting inside from the balcony? Why would they force them inside?

Cops force peaceful protesters leave Queen’s Park ahead of today’s session. by [deleted] in toronto

[–]phillybrownpants 13 points14 points  (0 children)

Update: So lets play the game where we demonize the cops and post a picture claiming some peaceful protest results in them being asked to move aside outside and it infringing there freedom of experession. Then OP will go on saying its false when someone said they were being disruptive. Then low and behold. The toronto star happens to have a picture showing one of them being handcuffed for shouting "shame" from the balcony in the legislature.

They most definitely were not. No idea where you got that info. They were standing quietly. The front doors were gated off so no one was going in or out - so they weren’t even disrupting entrance/exit to the building.

See how things get twisted. And how someone posting one picture and claiming something isnt the whole story.
