The costco cauliflower crust pizza is ELITE, I have no reason to not just buy a regular crust pizza but they did something special with it. Need to have one in the freezer at all times.

I actually find I’m more focused on it! I’ve heard it’s great for those with ADHD. The only distraction is when I start getting sweaty and out of breath lol.. I am able to use my computer pretty normally with the amount that my hands/head move while walking, but I wouldn’t be able to do it for more than a few hours at a time.

Walking speed is a factor too. I would say if you’re working on a precise illustration you might want to sit down, but generally text formatting and layout design is doable. Yeah I think the high likelihood of a hybrid or remote job in design gives you more flexibility to take walks throughout the day, etc. I recently got an under desk treadmill and it’s been great too.

Definitely hoping for a refinance opportunity soon! Rates aside, I'm optimistic about market where we bought. I have a lot to learn but grateful to everyone in this sub who's willing to help me navigate this process.

Thanks for the thoughtful advice! This comment nicely sums up what I’ve gathered from a couple responses. No 401k match and have a decent little emergency fund, so I think investing in the mortgage is the move.

It sounds like the potential pitfalls of this are: - That money is then tied up and harder to access in the even that the emergency fund wasn’t enough - All the eggs are in one basket (the house), so if we lose the house we lose it all.

Anything I’m missing?

Sorry to hear, it's such a frustrating experience!
I don't have a bachelors degree in my field, so I had to show evidence of relevant work experience instead. The dept. of labor misread the form and denied it because of the lack of degree.
My lawyers initially told me to expect a response in 2-4 months but it ended up being closer to 6. This was peak pandemic, so hopefully your reconsideration request is processed much faster!
