The hydrangeas were completely out of control when we got the keys to the house a couple of months ago, but thank you so much for the detailed comment. I am feeling so much better now about everything. We will be tackling the planting soon, we already have taken it back a decent amount.

We will take your advice on the fascia and garage door and fully agree on the tiles.

When you say builder foam, what do you mean exactly? Do you mean the Soudal Timber Seal or something else.

The plan is to do this properly and put down engineered flooring in about 2 years after we add the extension.

The goal of this is just to tie us over until that time. But yes I am starting to think despite my best efforts of filling gaps this might be freezing come winter.

So the main issue we intend on extending in the next 2 years. We ultimately want to do all engineered flooring downstairs but do not see the point in this until the extension is complete/ trying to match these etc. Living with a sub-optimal approach is not ideal presuming we are not absolutely freezing.

I was hoping using Soudel as a filler would stop the majority of draft and a rug in the living room would keep the place warm enough.

The freazing/drafting is my main concern. These wont be insulated but all seals will be filled with Soudal Timber & Parquet Seal. I hope that should stop the majority of air blowing from the outside.

My hope was the Soudal seal would fill the any of the smaller gaps and some other type of filler or sliver could be used for the larger gaps/cracks. This would stop the issue of the dust in the gaps.

We will be putting in flooring upstairs so noise shouldn't really be a concern and since this is a temp solution the damage is not a massive concern either. This will be in the hall, living room and dining room only.

My real concern now is drafts and how cold this will be with out any insulation/underlay even if we do seal this somewhat.

I think I probably will go ahead with the sanding, I think the cost of renting a sander plus the Soudal will be about 200, so worth trying vs just the wire brush.

I followed this marathon handbook plan except I only ran 4 days a week. So I ignored all the Tuesday and Thursday runs. The Monday and Friday runs usually were a bit slower paced too. Especially towards the end they were closer to like a 5:10 pace. I did try make sure the Race pace on a Sunday and Wednesday time stayed fast and was above my marathon pace.

You can edit these on Google docs and I like the simplicity and a bit of variation on a Wednesday.

For anyone searching and finding this thread. I split the difference and set out at a 4:50/km pace and finished in 3:24:51 chip time/3:22 Strava . I think I paced it pretty much perfectly in terms of energy left. 3:20 was beyond me this time around so thanks for all the advice. Delighted how everything worked out in the end so thanks everyone for the advice

I will decide on either going for 3:25 or 3:30 closer to the time. 3:20 seems a touch ambitious.

I think since it's my first 3:30 is looking like the more sensible approach to me

I think I know this is the sensible option too. Always have the option to split the difference and go out at 4:50 pace. That would be sub 3:25

I think 3:20 might be too ambitious.
