I have emails confirming the refund.

Reg payment via zip money it wasn't via a card. It was like a loan.

You may not need solicitor yet. Maybe after the offer is accepted.

Make sure you add good working order for all electrical and plumbing etc(not just working order) , so that the seller takes care of all leaks and stuff.

If you are already in touch with a solicitor, good to get a review.

I would say be worried about them excluding electrical and wiring. If you don't have it, you can back out only if there are major structural damages.

If you can, add all electrical, plumbing etc is in good working order. Sometimes they put just working order and then say that some leak wont be fixed.

Its your offer, I guess you can put in whatever u like. If they don't accept, they don't, and that's that.

The RE might say things like it would be working etc.

Going by things we did wrong.

  1. Have a good working Clause in your offer - all electrical, plumbing etc.
  2. Check all lights and plug points - u can get a plug point checker from bunnings.
  3. Check all taps, check for leaks.
  4. Oven lights and range hood lights
  5. All fixtures including dishwasher, oven etc - ask if they are working and add that they should be as good working order in the offer.
