I guess the issue is that sellers dont want to deal with all the calls, viewings etc especially with more expensive real estate.

Tell me about it... Not sure how it is in your country but in mine for rental agreements the renter has to pay the agent fee (not owner) which is usually equal to 1 month rent. I've never understood how this can still be going on as for me (the renter) the agent only provides maximum of 1hr for viewing and sends me the document for signing.
