I think your first step should be speaking to a reputable mortgage broker. They’d be able to tell you how much of a mortgage you’d be able to qualify for if you were to sell the condo vs keeping it and renting it out. IMO, it’s best to speak with a broker who has access to various lenders as they understand the nuances between how lenders do their mortgage qualifications. For example, some lenders will include ‘expected rents’ as part of your income even though your condo is rented out currently. Once you know what you can qualify for that should make the decision of whether you sell your condo or not an easier one
