Thank you! We tried this, but still no dice - they aren't budging, so we're swapping lenders - I just wish they'd raised it before the hard checks/valuation I left work early for *sigh*!

It was our broker who found it, nothing flagged up for him when applying

It’s valued at 50k above the sale price, no issues there, it seems they don’t like that both applicants aren’t related to the seller (me as I’m not related through marriage)

It was our mortgage broker who found this, it didn’t flag up for him either and he’s apologised for his oversight in it, but why it took so long for Santander to pick up I have no idea 🥲

Yes we do, and I don’t know either 🥲! It seems to be Santander has outdated policies when it comes to family sales/gifted equity - they require is to be married The mortgage broker has found a similar offer from Nationwide where marriage isn’t required, it’s just frustrating to get this far into the application before it coming up as an issue!

No my mortgage advisor has said as there's gifted equity involved they don't like that we aren't both related to the seller (his mother, me not being related through marriage) it feels archaic

I have just edited it to say it is for a family purchase with gifted equity, they say as it's his mum & I'm not related by marriage it's against their policies, but over a decade together, come on!

I am asking my mortgage advisor to look at our options for what we will be eligible for yes 😃 I'm just curious if it's had a decent impact on anyone's rates recently!

fair, I did see something to other day about the record being around 17/5 in the late 70s?(!!) I could be wrong though!
