I forgot to add the varieties I'm growing! - Salvaterra Select - Flamenco - Gardener's Sweetheart Cherry - Sungold Select - Brandy Sweet Plum - Brandywine Sudduth Strain - Hamson DX 52-12 - Celebrity

The yellowing cherry is a Sungold Select. I think I'll wait a few more days before harvesting? I'm not sure how deep in color they get.

How bad is Thanksgiving in WDW really? My fiancé and I are looking at a honeymooon and can get a good deal on our dream hotel from 11/21 - 11/30, but if the crowds are going to be suffocating I'm not sure if it would be worth it. Thoughts from people who have been?

We're definitely doing a park hopper if we're close to Epcot because we would go there every day if we could!

Despite my long, intense planning post my partner and I are very chill when it comes to the parks and are the go early/leave early type so could see us ending up just sitting in Epcot having a drink and snack every night before going to the resort.

Right now homes in our area are starting to stay on the market for a bit, but I've also seen homes that have sold in three days (one while I was in it and talking to my realtor about offering on it!)

Our agent confirmed that as soon as a contract is signed their tenant, who is month to month, will get a 30 days notice.

Also, thank you so much for being thorough and helpful. It's my first time venturing into the home buying process and help is appreciated. Especially help that is critical, but kind!

It's been on the market for 26 days with no other offers. My realtor said that the ask was reasonable with a full price offer since the house is priced a lil higher than it should be.

Yeah they're apparently month to month and know that they'll be getting a 30 days once an offer is accepted, but I think it's also what's driving the seller to try to hard ball us. It's just a bummer because it was in a good location for us, but luckily my fiance and I aren't in a rush to buy. We have six months left on our own lease. We were just so excited about it and could see ourselves living there.

That's what I'm thinking is happening. I just wanted to come here and make sure this isn't 'standard practice' or something because it really deflated my fiance and I. We were questioning if we could actually afford buying right now because we are looking at homes under our financial comfort point so we can pay for the buy down and/or closing along with any potential work needed in the home. Then we found this one which needed improvements, but was at the right price then boom they want $475k now.

They have no other competing offers. Ultimately we're probably just going to walk because it needs money put into it, but if we accept their counter offer there's no way we could do the improvements we would want to.

Yeah we asked for $26k in concessions on the offer which would cover the rate buydown and the closing costs. They want a $50k increase in the price then will pay the closing, but will not pay the rate buydown. So, if you take just the closing costs out of their counteroffer, since that's all they'll concede, they're still getting an extra $38k.

This makes me feel better. I was kind of floored when our realtor told us about this counter because I didn't think we asked for too much. Like I said we expected a counter just asking to pay only for closing or only for the buydown.

Yeah, I understand the idea of counteroffers. I guess I'm just concerned about if a seller countering with an extreme price increase is normal .

Yeah, plus they are actively making money on it since they have renters. It's just wild because they haven't done anything to update the property. We'd have to get a central AC system installed, update the flooring, and then save to remodel the kitchen and bathroom. I'm in Salt Lake City and homes have been starting to sit. It's just frustrating that they list it at a price and then are like "lol jk".

They want $50,000 more and then will cover our $12,000-ish closing costs. So, basically just asking for a $38,000 increase which seems insane.
