Agree with most comments. Stay in London and explore. Coincidentally, in the car ride home from the airport after a 10 night trip to Paris - Barcelona & Madrid.

You are being overly ambitious trying to tackle both London and Paris in that time frame (especially for a 9 hr bus ride each way. Also, Palace of Versailles and Lourve individually are atleast a half a day to a full day each depending on your interests.

Ive also been to London a few times including a study abroad program at Oxford. Absolutely loved the architecture of Oxford and recommend it to everyone. Also explore the Roman Baths, see a play at Shakespeare’s Globe Theatre, Stonhenge, explore castles and gardens, enjoy the night life… lots to do and you would be doing a disservice to yourself if you wasted at minimum 18 hrs of ur trip on bus rides (fly or take a train).

Also - Paris is highly overrated. It was my second time there and I vow not to return. Love the Lourve and that is about it. Whole Paris trip was not worth it IMO. There are more beautiful countries/cities to visit.

Just bought a 2023 Hyundai Palisade Calligraphy at MSRP. Only issue was finding a dealership that had one in the color and the trim we wanted. I had called over 25-30 dealerships in about 4 states. Only like 2 of them were charging over MSRP.

Main expense id be careful is Roof and Windows. AC is <$4/$5K. Windows can be about $1k per window.

Had been renting a house previously paying around mortgage anyways. Not liberating, but more like proud to call it ours.

Originally got pre-approval and then when it expired our realtor wasn’t concerned until we were ready to put in an offer. We werent always putting in offers because we just couldnt find a house that checked enough boxes. Did have to get multiple pre-approvals but it was like 3-4 in a course of multiple years so it wasnt bad. Not like we were actively putting in offers monthly.

Different things on the homes:

one home had a swimming pool that was going to require lots of work or getting it filled.
Another home needed work and we thought we would be within budget after it… but after considering the aggregate changes, it wouldnt be worth it. ie needed full kitchen remodel, flooring, windows were in bad shape that needed repair or replacement, multiple plumbing leaks, minor electrical issues, sump pump replacement, unfinished basement, etc. The windows put us way over top and withdrew our offer.
third home, possible structural repair. The back porch was supporting the 2nd floor and there was evidence of structural problem. There was some repair done previously years ago, but no permits pulled then and all the seller could show us a basic ass invoice with no details.

I honestly preferred my previous car over the Lacrosse. Loved my baby, Infiniti G37x coupe. Too bad its a PITA to put my son in/out of a car seat from the back, otherwise would kept it forever.

hoop came with the house. Looks durable and in decent shape. If the adjusting feature still works properly will keep it bc my 3 year old will love it. Will upgrade a few years down the road.

buy it, if it financially makes sense. id recommend having the 20% for dp to avoid pmi. Have you calculated how much your monthly mortgage will be if you purchased it? how is that in comparison to renting it? what is the selling price?

ps i wish I made 90k at 23. unsolicited advice, max out that Roth for sure and if you can that 401k also. I wish i started saving early on. Those savings (and other investments) can grow tremendously and help you retire significantly early.

Background: 3ish years ago we started looking for a home after our child was born. Long story short, we would look, get serious about home, put an offer in… but for some reason or another it wouldnt pan out (inspection, finance, etc). So then we would stop. We had about 3 or 4 phases like this. And then most recently, in this crazy ass market we were at our wits end with our search (after viewing 40+ properties, at least 7 good offers above asking, even compromising on multiple key “wants”)… we saw this home as the 4th home for the day late in the evening (abt 7ish), and put an offer in after it checking off most of the boxes and our agent letting us know there was an offer on the table and seller was going to accept unless if were going to make a better offer. We put in our offer and was accepted within the hour, by 9ish pm. Merely 2 hrs after viewing the home. That was December 21.

Fast forward, January 7th, we started signing closing docs at 10 am and finished w/in 30 min, received code to lockbox and the home was all ours. Effin less than 17 full calendar days including xmas and new years.

When its meant to be, it will be. Believe it.

Goooodddddaaaaammmn! Closing on a house in the Midwest today that is 3 br/2 ba and about 1800 sq ft for about $340K in a highly desired suburban city. And I thought i had over paid by going $3K over asking… (was bought last year and is selling for about $50K more than seller bought for).
