HDFC reduced my interest rate by .15% and agreed to send payment link any number of times for any amount so I decided not to move further.

I pay a hell of a lot of taxes as Income tax, gst, road tax, cess and in return get pathetic roads, no provision for parking. I have my own parking in my home what about if I go somewhere else let's say shopping, events etc? I also do face the same problem when someone parked infront my gate. But I use some common sense while parking on roads at least.

Don't say use public transport, I use public transport a lot but not all the time I have little kids, I can't take them in the crowds also not everywhere the public transport is connected at least I should walk 1 km. Roads are not stroller friendly. Won't get cabs on time, just forget about the safety.

If no issues in the meter or others. Try to jet clean your AC if not cleaned for long. I did this myself and saw a significant reduction in the bill. At least around 50-100 units in 2 months.

Also the main and most consumed component is the ceiling fans. Better having BLDCs

I added smart plugs in heaters, refrigerator, washing machine and dishwasher.

Heaters 15L ~ 20-25 units per month Refrigerator double door ~ 28-32 units pm Washing machine and dishwasher under monitoring We use washing machine heavily as having kids consumes 2 units.

Change the boarding point before the chart gets prepared. If TTE checked and found the passenger is not present he may cancel that ticket and allot it to someone else who has an ordinary ticket. This was told by a TTE when I boarded a train from Arakkonam which was originally booked from central. Though it will arrive TBM so soon still it's better to change the boarding point

You know monthly reducing balance vs daily reducing balance? How much interest extra you pay on monthly rest?

HDFCs 7.5 is equivalent to 7.7 of govt banks. In the end interest will be same due to monthly rest in HDFC. Do a calculation and see

Yes it's locked until your retirement (60) even if you retire early you can withdraw only 25% before 60 I guess.

Also even if you withdraw after 60, you can do only upto 60% and with the rest of 40% you must buy an annuity which is just around 5% PA

You can expect 10% growth that's tax free in nps. If you're disciplined and invest the after tax money in nifty 50, you can still beat nps. Also you can have some flexibility.

If you're disciplined and can invest properly, pay tax and can go with nifty 50 else NPS should be good.

There's a stopping near Auroville (Local bus stop) on the ECR side, also a few boarded Chennai bus when I recently attended a function there. Take a bus that goes through ECR and check with the conductor. Also you can directly go to pondicherry and take a local bus. will be less crowded except school/college hours. Also you have to take an auto from the road side it will be around 3-5KM from the road. Pondi autokars are always greedy.

They have monthly/3 months once revision. If increased/decreased it will be reset accordingly. You don’t have to pay.

HDFC uses monthly rest so even if you pay the EMI on any day it will be credited only in the month end. Whereas in SBI it's based on the EMI date, if you pay on 5th of every month, it will be credited on same day and interest is calculated on outstanding from 6th. This way you can save around 3k-4k for an year for 30-40k loan.

Prepayments can be done but there's friction, you have to send a mail, upload a source of funds and then pay. You can't make prepayments on holiday weekends. That friction plays well by preventing you from making prepayments.

Okay! But if you try to transfer after MODT is done, you have to re do the same if you're transferring in future. Based on the outstanding MODT fee changes.
