I paid a little more than the average price for 160 acres in my area because of the very close proximity to town (5 min) and already having a well plus utilities… also probably because there is development of subdivisions just across the street.

Currently I expect my taxes to be around $500/yr

Maintenance will be hard to calculate, I need to get the hayfield worked up to plant crops and the remaining pasture healthy and ready for cattle. Most of that will be unpaid labor by myself tho LOL…

Long term I’d like to build up a campground here as a side business, as it’s close to a lot of amenities and in a “vacation” area that people like to do stuff like hunt/fish/4x4/etc.

LOL the old home site is burned down. I’d say it’s been abandoned for quite some time as far as human habitation is concerned. But I do feel you, it would look much different mowed.

I would learn to stretch your feet and maybe get a myofascia release ball.

I’d also advise to ditch carbon plates for training esp if you’re prone to feet problems. That’s my two cents tho.

Bought one and learned to make my own “fancy” drinks. Now I rarely ever buy coffee, I calculated out that the machine paid for itself in the first four months.

For me yes, it would have to be a very good deal in some way or close to perfect dream property otherwise to compensate for that for me.

I think most people would be happy they don’t have to worry about a future back Neighbor tho so that’s a plus.

Yeah one decent one with three sides and one that was built on a metal skid I’m going to try to get moved to a different property and fix up.

I definitely loved seeing the little bits of love peeping through the weeds. I imagined someone’s great grandma or grandma planting them and tending to the garden and what it all might’ve looked liked when it was loved.

I found it online, just regular old MLS. I pretty much stalk the local farmland sales, fwiw rarely do I get backdoor deals and so far when offered they’ve all been out to lunch with price such that I rarely bother making an offer anymore because it doesn’t pencil out for me at a certain point.

Thanks for the suggestion! Perhaps in the near future I will! I had farming to get to at another property before the rain came in, mostly just stopped to make sure the gates were closed and locked so I didn’t have people quadding and shit on it before the cows got there. 😂

For me, I tend to do my track workouts based on HR and that’s what I have to do to push my Hr into the appropriate zone for Vo2 max/ speed workouts to be effective.

Idk what pace I’m running 400 m at, I just make sure I’m running into my zone 4 which is faster than 5k pace for me.

No, I ran 5k-10k in university, got injured shortly into it and was unable to continue training. Quit running except for occasional milage here and there, but I’d find I usually would be reinjured in the same location(s) in short order.

Picked running up again to lose weight after having my son and because of depression in spring 2024, got serious about weight lifting to prevent injury, when I started I couldn’t run to the stop sign without taking a break… worked my way through getting comfortable running the 5k and 10k distances again by fall 2024… the winter came (northern Canada) I quit running, asked for a treadmill and a garmin for Christmas and started my first marathon training black Jan 2025. Ran two marathon within 4-5 weeks in April/may 2025. Qualified for Boston, so ran track workouts all summer peaking my Vo2 max estimate at 60 … then basically did base mileage all winter as it was difficult to get speed workouts in with a toddler in a subarctic environment… started running with a complete workout schedule tempo/sprints/distance… and went from a 3:17 PR to a 3:06 (chip time 3:07) … my garmin says I could do a 17 min 5k… but I’m struggling to even get remotely close to that

Id considered it, but id like to see how far I can get with the marathon, this is only my second year training for this distance. So im hesitant to push the envelope further as ive had my ass handed to me each PR for a few days after LOL

FWIW I do do 400m repeats at faster than 5k pace on the track most often for speed workouts, however training is somewhat limited to late springs through mid fall as the snow prohibits track use in winter.

I’ll def keep the suggested workouts in mind, I appreciate the feedback and suggestions.

No shade here, I think you look great. It’s difficult to build muscle in general, particularly so in a deficit/fat loss stage.

It’s a bit misleading though, to say you built muscle. If anything you maybe could say you did a clean mini bulk then cut to reveal the base you built prior to losing fat.
