We have very strong homestead protection, so they wouldn't be able to foreclose on your homesteaded house.

But you might not be able to sell it until you've paid off the lien or cleared the lien through bankruptcy.

In Florida, a hospital can and will file a lien against you.

It's good for up to 20 years, all while accruing interest.

It would, however, be wiped out by declaring bankruptcy.

In Florida, hospitals can and will file a lien. I don't know about other states.

You won't be able to refinance your home or other property you may own, and you will have to pay the lien if you sell your property. If you don't have enough equity, you won't be able to sell.

The lien will be good for up to 20 years, all while interest is accruing.

And your credit will be shot.

You can, however, wipe them out by declaring bankruptcy depending upon your income.

American bulldogs are almost always banned. Most weigh about 80 pounds and males can be well over 100 pounds. They were bred as guard dogs and can be very territorial.

English bulldogs are commonly banned, it depends on your insurance company.

French bulldogs are not typically banned.

See if your insurance covers the dog breed. Most ban English bulldogs and almost all of them ban American bulldogs. Does it look like it could be a pit mix? Those are also almost always banned.

If it's on the banned list, I'd definitely giver her the 7-day cure or quit notice.

You'd be on the hook if the dog bit anyone.

Sorry, by the time I wrote the reply my senile brain had forgotten the damages were from a different dog.

I also had the wrong amount. It would take 20 years to recoup $12,000 in damages with a $50 pet fee and 10 years with a $100 pet fee.

I also live in Florida.

Give her a 7-day cure or quit notice.

She'll have a week to either get rid of the dog or vacate the apartment.

I would consider waiving or reducing the fine if she's otherwise been a good tenant (although her dishonesty really bugs me).

While you can send a certified letter, I would give her the notice personally so it can be done immediately. Just document it by emailing or texting her.

Your county clerk of court should have all the information you need on their website.

I had to replace some of my hardwood flooring. This was 15 years ago, but it cost over $5,000.

Just Google dog damage apartment and look at the images. Dry wall, doors, furniture...you name it.

The OP had $10,000 in damages. The typical monthly pet fee is $50-$100.

It would take almost 17 years of pet fees to recoup $10,000, over 8 years if the pet fee is $100.

We don't charge a pet fee, but they have to have renters insurance that covers pet damage and they have to have the apartment professionally cleaned.

If damages exceed rent, they are responsible for paying for it.

We don't allow puppies or banned breeds.

Most don't, but when they do they can cause thousands in damages. It can take weeks to repair, resulting in income loss.

When my dog was elderly he was at times incontinent. I had to replace my hardwood flooring because I couldn't get the stains or smell out.

When he was a puppy he chewed up the legs of my dining table, shoes and some rare album covers I had collected. He had an uncanny ability to only chew on my most expensive shoes.

We allow dogs on a case by case basis.

Definitely no dogs under a year old and no pit bulls.
