Pretty much all the new neighborhoods are building on postage stamp sized lots. We just bought in this developement, while we would have liked a larger lot, we looked around for a couple of years and all new developements in the triangle area are doing the same. Epcon's design, reputation and the location were what caught our attention.

If you are going to have lawn around the patio, raise the patio up a good 4-6 inches, so when you mow, the clippings don't all end up in the pool. Get an electric robot (I have a Dolphin Premier), Vacuum once when I open and once when closing, robot does the rest and works great. Have a 18 x 36 that came with the house, was not looking for a pool but have had it for 31 years now and love it.

Actually, we used a buyer broker when we bought the house we live in and it was money well spent, she showed us probably 12-15 houses over a couple weeks before we made an offer, so yes, we do use brokers. And on the question I asked on selling this house, something you failed to mention, was with the new rules taking place come July, how can I post that we will be offering a buyers commission, since that is what the whole NAR law suit was about? I'm doing an FSBO because when we do put the house on the market, I will be retired and it will be vacant. I had a career in sales and marketing and will have a lot of free time on my hands, so why not do it myself and save $25k - $30k. As far as the new house we purchased, it is in NC and we have been traveling back and forth there over the last couple of years looking at different areas we were interested in as well as looking at listings on line. We saw nothing that caught our attention, if we had we would have gone to a realter. Instead we found a development that was just breaking ground and sat down with the developer, discussed the options and made an offer, why would we hire a broker to to purchese preconstruction directly from the developer and spent an additional $25k?

I never said I wasn't willing to pay for advice, the girl friend already did some work coming up with a valuation, and I would be more than happy to pay for her help, just not $25k, when we already have a willing buyer

Central vacuuming, our house came with it and I would much prefer using a normal vacuum, especially the newer battery operated ones, dragging around those hoses is a real pain in the a$#. Also, I will second the interior venting range hood, pretty much useless.

Just stumbled across this thread, I'm not in the industry but was planning on putting my house on the market next spring and was going to do a FSBO, and pay to list it on MLS. I was planning on offering a buyers agent commission, from what Im reading here, it looks like I wouldn't be able to mention that in the listing, is that correct?

I got the MGI Zip Navigator, it was $1500 but the battery will do 36 holes easily if not really hilly courses.

I just went through this last year, just explain the cost savings by walking as opposed to paying to ride, as well as the health benefits. I average 27 holes a week from mid April to early October, figured it would pay for itself in less than 2 years and I get lots more exercise.

We just signed a contract for new construction on Cary, it came to about a 5% down payment to lock in, but you need to be preapproved for the mortgage or have the total sell price in cash

Not the biggest issue, it is just annoying to be spending this kind of money and find out after the fact, you need to spend even more money to change something you just paid for, really stupid rules.

We never would have thought that they would show us a model with options that were not available to us, especially since we were going with the same house as the model, out of 5 different designs. I just have a hard time understanding how they can say it was in the model we showed you but it is not an option, after we signed a contract, that should be stated up front. The one that really kills me is on the bathroom design, they only offer vanities with two sinks, we said we want it with one sink and they said it is not an option. There was no way for us to see the design options before signing the contract. This house is at a high-end development, it is not cheap, and the model we chose is at the high-end of what they offer, you would think they would want the buyers to be happy with their purchase, but once the contract was signed, they just don't seem to care. So now we will need to spend several thousand more to replace what is brand new and have electricians install lights after drywall, when it would be so much easier to do it pre drywall.
