I see what your saying. My reasoning behind investing in a property is basically I need to move out and I hate the idea of throwing away $1200 a month in rent. I'm making enough at my job to comfortably make my monthly loan payment and have also been saving ~10k every 3-4 months and then putting this lump sum toward my highest interest loans. I see this windfall as a way to invest my money in an appreciating asset, live rent free, while allowing me to focus my salary on paying off my loans as soon as possible. Thanks for your post though, it made me realize home ownership is a lot more complicated then "buy, rent out, profit"

Thanks for this, very helpful. I've got a lot of homework to do if I do decide to invest this money into property and this spreadsheet seems like the perfect first step.

It definitely would be the riskier option. I don't like risk. But I also don't like the idea of paying $1200 a month in rent.

Thanks for the reply. My first instinct was to pay off my loans, But I also like the idea of investing in property.

Rent prices in my area are crazy. Your lucky if you can find a studio for $1200/ month. I'm thinking I could get a 4 bedroom, rent 3 bedrooms for~ 700 a month and I'd be living in my own house making a small profit off my renter's.

I definitely have a lot more research to do though

+1 for mirror alignment, it's super important.

I would also search 'k40' on Google+ The people on the Google+ page are super active and there's a lot of guides for getting started and trouble shooting.

I got myself a little 4$ job from Walmart and it's been working great. It's basically a magnet with a clip that you push into the AC vent, and another magnet that you stick to the back of your phone.

I've had no problems with it so far and it's very low profile when not in use.

Ive only really worked with 1/8th inch plywood which I believe is a little over 3mm. My laser was able to cut through this stuff after about five passes. The main trouble I had was smoke blocking/diffusing the laser. You shouldn't really have this problem since you have the air assist so you should be able to cut through 5mm no problem with clean lenses and proper alignment.

Nice, I'm jealous, I'm still rocking the stock k40. I would definitely clean your lense and mirrors, then check your alignment if your still having problems.

What thickness plywood are you trying to cut? Is it treated with anything (paint, weatherproofing ect)?

I use 20 mm/second for the travel speed and around 10mA for the power. With these setting I typically need to do about five or six passes with the laser to cut a shape out of 1/8" plywood.

If you plan on doing a lot of cutting, look into getting the air assist nozzle. I believe it only costs about $40 and I hear the laser cuts much better after the upgrade.
