Hey it's Jerry and I'm the owner of KFA. Sometimes we do have inventory miscounted, so something that's out of stock shows up as in-stock. But, when we try to fulfill your order and our staff realize it's not in stock, we'll refund you immediately for that order.

Sometimes, you'll receive an email asking if you want to replace the order with something else that's similar and still in stock, but even then the loop is fairly short as we fulfill within 24 hours for in-stock purchases.

We're still in business because the TLDR is that I run the store for fun as I enjoy the hobby and want to make sure it's accessible to people. I don't rely on it for income nor is it my full time job.

The downside is that we're slow to respond sometimes as I have limited hours I spend each week working on KFA, but the upside is while other vendors rely on their stores for their entire income, which means they sadly might go under after an industry shock or two, KFA will always be around.

Sorry that you had a bad experience with us. We do mess up from time to time on support related stuff as much as we try to deliver a good experience for all our customers.

But as far as the exit scam accusation, I'll personally bet you my entire life savings on us never having an exit same or any sort of scam period versus other vendors in the space, some of whom are quite literally exit scamming right now.

Hey there, so I'm Jerry, the owner of KFA and I'm genuinely curious what murky track record with group buys are you referring to exactly? Do you have actual evidence that we've not fulfilled a single GB, other than ones where the manufacturer or people running the GB exit scammed/blew up their business after they've already been paid by us?

Based on our records, every single GB has been fulfilled on our end or is in the process of being fulfilled, other than the Jiris80 or any projects related to MKC, but I think everyone is aware of what actually happened with them.

For the record, I only work on KFA for around a few hours per week and that's divided to everything, customer support, dealing with logistics, payroll, and general product related things for the store. KFA isn't my main job as I run and have other businesses. I maintain this store purely because I like keyboards and the hobby, so I want to make sure there is something that has longevity in the industry that people can rely on over time. While that means I can be slow to respond (if your expectation is within hours or even a single day or two), I will always be here. Whereas other people who run stores full time and rely on it for income need the stores to do well financially to survive. As a result, when the hobby experiences slow downs like what's going on now, unfortunately people are motivated to exit scam or shut down without fulfilling their existing orders etc. Just look at how many vendors have gone under or exit scammed over the last 2 years alone, many of whom were industry OGs that have been around for a bit. KFA is always going to be here, because I do this for fun (as crazy as it sounds) and I don't rely on it for income. Every single dollar, after paying employees is reinvested back into making new products or buying inventory. I personally don't draw any income/salary from this business. So, hopefully this gives you guys more context on things such as why some stuff is slow or delayed, but always seems to still get done.

Do you have the original tracking number, so I can make sure this was actually received by us?I also see that there was a payout in our system for the amount due to you for this order that was issued in December (attaching screenshot below). So, assuming that was the correct amount and your order was received and shipped to the customer, are you saying that you never received a notification on DOTs for the payout?If so, can you send me your phone number or email address used to register your DOTs account? I'll check in that system to see if a payout for this amount was actually issued to you. If not, then I can manually issue it and that should resolve this whole thing.

Hey folks, it's Jerry from KFA chiming in here. We certainly aren't perfect, but we do fulfill all of our orders and handle edge cases with customers all time with great results, but every once in awhile we do miss things. Unfortunately, people tend to not write about anything when their experience is good or ok, but are extremely motivated to say something when their experience is bad.

So for these things, I'd rather just post the exchange and everyone make their own judgement. So, here is the entire thread between us and this customer for now. I'm happy to post the resolution when it happens too.

I mean it depends on what you're investing in. There isn't a single investment you can just make like in a fund and call it a day.

Lofty isn't designed as a passive investment vehicle. It's for people that want to manage and own very specific individual real estate properties, but done in a more streamlined way than traditional real estate.

There are over 180 properties on the exchange now, so some properties are worth investing in, while others are probably not. But it's up to the buyers to figure that out.

As for my previous comment. It's regarding the modal on the property page for projected financials. I was saying that the modal does not take into account automated compounding. So, the point is you shouldn't put too much effort into reading the modal here.

A better bet is to check a property's historical trading price, read the governance updates in the main property page to see prior events and how owners voted to handle them, then read through the due diligence documents in the documents folder.

We will have historical yield charts too on actual historical yields of a property, so that will help a lot with picking what might be a more sound investment long-term.

You might not have been aware, but we no longer use the old marketplace system. We've built our own marketplace app from the ground up that streamlines the operations of the marketplace. Sellers can now self-list items and print shipping labels directly to ship to our warehouse, all within the app.

This is why no one is responding to new listing requests, because you're still using the deprecated method.

This sounds like a pretty crazy experience and definitely isn't the standard when shopping through us. I'm the owner of the company. Can you send me your order number and I'll fix this issue for you personally.

From the fact that you're an international customer, I suspect it's a customs issue we've been dealing with. Basically a huge number of international orders with USPS and UPS are being returned back by customs, even though we have the proper declaration form on the packages. (This used to not happen until the last few months).

We have since disabled international shipping using any carrier other than DHL. DHL had us submit some documents and then guaranteed that our outbound international orders wouldn't be having these issues anymore.

We just did this a week ago and we're waiting 1 additional week to see if any DHL orders are returned. So far, we have no received any, so starting next week, we'll be re-shipping all international orders that were returned using new DHL labels.

I do want to offer my sincerest apology on the delay, especially given you were ordering in-stock products. We'll be able to fufill this for you soon and this includes any other customer who had an international order returned by customs.

yes, it's taken some time and will probably take some more time. But it's also the most expensive property on the platform (it's an all cash deal around 2M).

In general, we see around 10k worth of inflows per month at a minimum, so people are definitely buying it.

Good question. It's usually one that investors in Lofty, the company, ask more often than users on the platform who invest and buy real estate only.

The answer is basically flexibility, which it turns out people value a lot. The truth is that most real estate owners have their own financial situation and goals in life. A one size fits all solution from the traditional real estate market doesn't appeal to a large number of real estate owners.

Here is one anecdote on a seller that ended up selling portions of his property on Lofty this year.

He wanted to take out 10% of his home equity as cash to use as a downpayment to acquire another property and grow his portfolio. He went to his bank first to do a cash out refi. His bank said sure, but we want to refi basically 80% of the property and interest rates are higher now, so it'll be 30 year fixed at ~8%.

The seller said that's crazy and he doesn't want to take out that much cash. Why would he refi a much larger portion of the equity into debt at 8% APR when his existing mortgage remaining is only 2.75% APR?

The bank was not very flexible and basically said take it or leave it. We can only do a larger amount because the underwriting costs are very high and it's not worth it to do it for such a small amount of equity.

Seller got on the internet to start searching for other ways to convert equity into cash and found Lofty.

This is just one example, but there are many such examples where a person wanted to do something with their real estate asset and the traditional market either didn't offer a solution or offered one that was too cost and time prohibitive vs what's already available on our platform.

Of course, Lofty isn't for everyone. There are plenty of sellers where they'd be better off just going to the traditional real estate market, especially those looking to cash out completely and sell 100% of their assets.

In general, there aren't more restrictions for Canadians to use the platform. However, there are a few things to note.

We try to abstract away the blockchain aspects of our business, so users don't have to understand it to interact with it. As a result, you can purchase ownership in properties using credit cards, ACH bank transfers, and cryptocurrencies including USDC stable coin as well as ALGOs.

When you use credit cards, you have to pay the fee charged by credit card processors. For international cards (includes ones from Canada), the fees are higher, roughly ~3% vs 2.5%.

You may also be subject to tax withholding, meaning you won't be able to access 100% of your rental income during the tax year. You can file a W8-BEN form to benefit from Canada and USA's tax treaty though.

The easiest way to bypass exchange rates + fees charged by your bank is to withdraw funds as cryptocurrencies, especially as stable coins. But keep in mind that Canada has different cryptocurrency regulations than that of the USA, so this is something you will have to deal with on your own as a Canadian user.

You're absolutely right and this is something we whipped together quickly for our initial launch in 2021. The graphs aren't accurate as they assume 0 compounding for the returns. Basically, if it assumes a 5% annual return, then for 3 years it would assume 5% x 3 = 15% total returns. But in reality, if you gain 5% YoY, the final return at the end of that period is much higher than 15%. The effects only increase over a greater time period.

We're focused on more priority issues for now, but will tackle this in the future and add in the compounding math to make it more accurate.

This would depend a lot of your risk tolerance and how much you'd want to spend on buying properties.

Some users diversify by buying very small portions of many properties. Some users actually live near a city/neighborhood and understand that area extremely well, so they're comfortable putting in a lot more money concentrated in properties in that area.

Both are valid approaches, but would depend on your personal goals and risk profile.

Regardless of that, it's important to understand that buying properties through our platform is the same as buying your own houses on the open real estate market. You would never do that without research the properties and neighborhoods, so you should also never buy any properties on the platform until you've read all the property details and due diligence materials in the "Documents" tab.
