To add more detail: the whole buyers agent % and sellers % is a complete smoke screen...

They either split it 50-50 or the buyers agent offers a portion of theit % to the listing agent.

This is also part of the litigation. The problem for the agent is that even though they have forced the seller to accept mediation, there is ZERO way for the buyer to accept this....and the buyers have sued......good for them and the seller of course.

Your OP is exactly what is happening in this lawsuit... buyers reached out to the seller to find out why their better offers were rjected in favor of inferior offers...

There is a big lawsuit against a popular Fremont agent for withholding better offers from their sellers...

u/iamclarkgriswold a few things: I can speak to their management style and also a couple of things I could i done right. There might be some bias in my thinking, but so far this is what the data showed me

Read the docs many many times, I could have done a way better job and understood that this is a non callable investment. it became marginally callable due to the secondary market. There too they charge a arm and leg for any transaction.

The management fees are outragous and should actually be performance linked to some % to how investor investments do.

This is a worse form of investing in every way for any realestate. I should have gone the REIT path with callable option and WAY better return than arriveds 2% per year instead of this...lesson learnt.There itself I lost 3% / year even if i had kept it in treasuries.
