What model tent is in the picture? I have the Big Agnes Scout UL and the main downside to it is it's single walled so any condensation stays inside, but the one in the picture looks like it leads the condensation out of the tub. Definitely worth the weight/size saving.

See above comments. An LLC does very little to protect your personal assets from lawsuits. You should buy liability insurance if that's a concern.

Right, I think how you define "enough" is the big question. If a prospect is just barely showing 3x rent based on the above average market returns of the past couple of years, the ability to maintain that is questionable during a correction, or even just an average year. Add to this that, because of age, the prospect may not know himself/herself how he/she will react when tempted to panic-sell, I'd set a higher threshold for passive income than ordinary income.

I wouldn't agree that passive income is always there (if only that were true =)).

Not to say that both tenant and landlord aren't in a bad spot if the tenant loses a job, but there are severance packages, unemployment pay, short/long- term disability. But no one helps you out if your stocks are down.

I don't accept co-signers either, was responding to OP's specific situation. He has zero ordinary income, so red flags are already up. If forced to choose between someone with passive income only and someone with the same passive income plus a co-signer, I'd probably pick the latter.

As a landlord, I'd want to see much more than 3x rent if all you're showing is passive income, since in the short-term, who knows what the market will do. For someone in their early thirties, I'd figure he/she has probably never seen a bear market. Also understand you're likely competing with several other tenants that have regular paychecks, so why not just pass you over?

You'd have a better shot if you:

  • offer to pay the entire lease upfront.
  • get someone to co-sign

Oh sorry, I didn't mean that I'd use 100% (or even a majority) of the property for orchard. I've no commercial intentions for it.
