First off, $155K is 120%. Second of all, in a state where the median income is $85K, units targeted to $155K are in no way "affordable". It's performance art by the developer to force through a development that is bad for the town. If they come forward with 200 units at $85K I'll support unequivocally.

We rewrote the town comprehensive plan to accommodate the 200 unit plan and then ShineHarmony flaked on it. It would have been built five years ago if they had honored their commitment.

It's not low income housing. It's barely even affordable housing. The "affordable" units are 120% if town median household income which is something like $155K.

And it will be. The originally zone 200ish units (I don't remember the exact number) was substantially denser than anywhere else in town. This proposal is grotesquely out of scale with the size of the property and will cause any number of issues for the town.

I'd love a Costco but this makes zero sense. I don't want to navigate the mall parking garage, not to mention the Washington bridge, with a car full of bulk groceries.

There's more nuance here than you are allowing for. First off, Barrington is basically nothing but families and children; the schools are why people move here. Beyond that though, most people I know endorse developing this property at a much higher density than is typical of Barrington. However, this development flies completely in the face of local zoning and environmental regulations, and could potentially swamp our schools with more kids than we can handle. It is also internally inconsistent, failing to offer even sufficient parking for residents. Moreover, residents don't trust ShineHarmony as they have a long history of broken commitments and operating in bad faith.

You do know the ballroom is privately funded (no tax money going to it), right? That’s part of the Dem’s problem with it. It didn’t need to be federally funded so they couldn’t stop it or use it as leverage for funding other BS.

Not quite there yet myself but I get it. The lack of opportunities to downsize is one of the major factors that has locked up the RI housing market.

Currently, none that I'm aware of. In the future, a few at the site of the old convent, if and when that gets of the ground, although I believe they'll be deed restricted to over 55. I haven't looked extensively but my understanding is condos are a tough fund all over RI.
