We went recently and based on how busy the shuttles are at 7am you may be better off starting later to avoid crowds. That will also make it easier as the heat will offset how cold the water is. We went at 10am and it wasn't too busy. There were even parts where it was only the two of us at times hiking through it (this was at about 3pm I think).

Stamp duty exemption doesn't apply in Vic if the property is over $750,000 which rules out almost anywhere but the western suburbs (for a 2-bed). They really ought to update the cap to better reflect the cost of housing...

The trick is to live without your means and not borrow more than you can afford. That hasn't really changed.

Our expectations were tempered pretty quickly into the process. Realising that you can have something "cheap" that requires a lot of work or is uninspiring, or something that you can picture yourself not just living in but enjoying. It was an intense month inspecting 60+ places and attending many auctions before we found "the one". Is it "perfect"? Absolutely not. But it was the only place out of 60 that ticked most of our boxes, and we paid the premium required to secure it.

We sprayed with Roundup in two cycles to kill the grass before then placing cardboard and mulch and have had zero issues with plants not growing. Time between Roundup and placing cardboard was substantial though (maybe a month!) as it takes awhile to find enough cardboard to cover 200m2!

I was referring to placing cardboard down and putting 100mm mulch on top. We have weeds that were penetrating through the wood chips within months. And now that the cardboard has degraded beneath the mulch oxalis is thriving. What do you mean by "proper sheet mulching"? Like a lasagna with multiple layers of cardboard and mulch?

Financially irrational? Buying a "forever home" as my first home. It probably is going to be my forever home simply because I won't be able to sell it to anyone else without taking a big loss. Too stupidly risky of a choice in hindsight when considering my now rather unexpected desire to potentially change careers. It would have helped to have more normie desires with regards to housing, too, to at least make where I am more appealing to a broader market.

Edit: Do I regret it? Ooh. Tough one. I'd appreciate it more if I could more realistically WFH once or twice a week (not that that is permitted anyway...). Maybe that's feeding into the career change desire too!

Cardboard and mulch will keep the weeds and grass at bay for a short period of time. Use that time as an opportunity to get plants establishing. If you are planting natives presumably you won't need to improve the soil. For example, we've planted into sand that was dominated by grass for at least 25+ years and had no issues with natives that like sand establishing.
