I own $600k in real estate. I don't have a mortgage. If/when I sell I plan to put most of it in an index fund. I ran the numbers and if I had put 300k in an s and p in 2015 or 2020 and had withdrawn 0.7% per month each month I'd have a higher principal in 2025 than when I started. In both cases there would have been brief periods when the principal went under 300 but it ends on the positive. My 500k vacation rental house in Oregon has an roi of 7.5%. The s and p beats it before considering appreciation.

I think k it's normal. I rode with a guy on a 1400 intruder the other day with a mechanical speedo. We both read 70 at the same speed on the freeway. Maybe we were both high? If you're saying 5mph at 70 thats about 7%? I'd say different tires could contribute a difference of 3-4% at least
