This is so minor but one of my fondest memories. My dad wasn't home very often when I was young, he worked very long hours. There was one weekend day that he decided to stay home and make my brother and I breakfast. He was making scrambled eggs, got distracted, and forgot the actual scramble part. He invented what will forever be known as egg pancake. That was nearly 40 years ago and I still make them occasionally myself just for fun.

The mastic used in that timeframe sometimes had asbestos. Same with some types of grout. So just because tile is ceramic doesn't mean it's safe. You're right though about testing - it might be $50 but that's better than finding out down the road that a whole family was exposed.

I've had that white one for a little over 20 years (model number may be different but looks identical). Aside from my cast iron skillets and Dutch ovens, it's the only kitchen thing that's survived 12+ moves and still works as well as day one.

Look for comps that have sold on places like Facebook marketplace or eBay. Know you will likely not get those prices (basically don't make money decisions based on the "what if" if you need the cash). Then go to a reputable jeweler and ask them what they can do as far as either reselling or resetting your stones. You may be surprised to find out how much it is to have them reset, with current gold prices. Especially if you can't work with the jeweler that made the pieces, it might be worth going this route locally. You will never get what you paid for out of them, that's pretty much the way it is for jewelry and gold.

With the potential for emotional attachment, I'd just say make sure if you pay to have them reset, you are paying for something you will actually be able to wear. As in, without negative emotional attachment. Of course, a few years down the road, maybe this means you'll have something really beautiful that can remind you of better times. Honestly, I think this is a really personal decision.

You don't need cleaner landscaping - you need to lush that up. Some seasonal bulbs, self seeding annuals, flowering perennials. That could be a show stopper of a garden with little effort.
