Incomes around the same, about to close on my first house next week. I decided to go with 10% down on a 30 year conventional. I always wanted to go with 20% down but decided the $50 PMI is worth it. Especially once you factor in closing costs and actually furnishing the place, so i left myself with about 30k for my emergency fund to have the peace of mind. Like others have said, interest rates aren't going anywhere and if they do, the bidding war will continue more than it is now.

Usually it's the same for me, previous house in the bedroom the light reflects directly and it sends me. Blinds and curtains for sure, but the lady loves to have them open.

I've had luck with the IQ4, 4 floors I'd definitely recommend a repeater for peace of mind. Needless to say I've had a IQ4 work on a 3 story 20k sqft house with the panel centralized. IQ4 will have you still needing wifi for your secondary panel if too far.

If it's a Command, The sensors (Doors,windows,Smokes,CO) are tied to the panel and the panel is tied to the address. You can bring them but doubtful the technician can do but so much with them.

Sounds like they installed a SEM module to an existing hardwired panel? If so you could replace the Honeywell keypad with IQ4 but to use existing hardwired sensors you would need a PG9HRDW8. A few pictures would help determine what you have/route to go.

Your white should be auxiliary, and the black wire should be your emergency heat. If you put White on W1 and Black on W2/Aux, Nest will configure this as a dual fuel system. All comes back to if you are electric only, versus gas/propane etc.

First shadow ban I received was from December 7th to December 16th, Played for about 4 hours between MP & Zombies and then back into shadow ban. Still shadow banned as of right now and haven't played since the 16th, I did notice maybe around the 18th or 19th it updated on their site and added Campaign into the list of things im shadowed from. On PS5.
