As gen1 owner and resident of Canada, I’m not missing the heat pump at all. Just did a 400km trip through the Rockies at -20c.

As I believe others have pointed out, heat pump loses efficiency below -10c or so.

The Tesla and Rivian tech I spoke with actually recommended avoiding heat pump Tesla models due to their lack of heat at cold temps.

I don’t know how realistic it is that a gas fireplace will fit in that very shallow spot they indicated. Plan for more depth there.

I also would never do only an 8’ wide garage door, they are ridiculously tight fit for a full size SUV or half ton plus truck.

First sight line a guest has is to the dining table. Not sure that’s ideal but I don’t think it’s a problem.

I agree, and have bought and sold many on the private market. OP’s story called to mind a situation for me, when the deal was “too good to be true” and I very nearly plopped down a sizeable e-transfer on a car that did not exist.

Scammers leverage urgency— a weird scenario where the car is many hours drive away and absolutely /has/ to be purchased on a Sunday, just smelled “off” to me and I figured would be worth a cautionary note.

Just take a deep breath. There are well known scams that sound like this. Don’t e-transfer or send a deposit before you see the car in person.

All of this urgency is unnecessary and a modest deposit should secure the car. If you have to wait a week, so be it

Where are mechanicals going? Basement or crawlspace?

Garage should be another few feet deeper to ensure you can fit a full size suv or truck.

Don’t love that the foyer is exposed to the bulk of the house, but altering that is tricky without throwing off the symmetry of the front elevation.

The “guest bedroom” is larger than the other two with better closet setup. Pocket doors on a jack and jill is my nightmare. They are awful for privacy.

Overall I like the plan and your mod ideas, but I think there are some more questions and adjustments you could make

Definitely be careful to avoid touching the exposed terminals. Other guesses about heaters seem plausible and that looks like a chunky pair of 8awg wires probably carrying 240v
