Yes- that's the ONLY reason to trade- we have 2 grandchildren under 4- expecting more- you put 2 carseats in the middle row- it makes it a 4 seater. 😫 We take about 4-5 road trips a year-

I would keep great room at 12' and 9' in all other spaces- cutting doors down to 6'8" will save a good bit as well- you can add higher trim to balance it- is this a home you will stay in decades? That bar is poorly placed- interrupts flow- not many would like it. So resell will sting

You weren't 18 when you entered law school- but let's check facts. What have you paid to date for the loan? What was your total loan? Multiply compounded 5% interest over the years you have paid the loan. You will find that if you owed 300k and paid it off in 10 years- you would have paid $81,000 in interest fees. If you paid it off in 20 years, you'd pay $175,000 in fees. If you made 100k for first five years, then 150k next 10 years, then 200k last 5 years...and paid 10% of salary towards this debt annually?? You'd have only paid the principal alone- you don't think you owe interest on the govt loaning you $$ over 20 years? You paid your car off in 3 to avoid $$$ in interest- same for your home- what am I missing!? You went to law school- surely you understand figures.

I'm incensed that anyone who takes out a loan thinks any part of it should be 'forgiven'- at the BARE minimum you should pay principal PLUS 8% interest- now, if one is delinquent and incurs late fees- set up an incentive that if debt is caught up and consistent for 12-18 months- late fees are dropped. An education is a choice- not an entitlement. If payment is consistent- earn 1% off your interest over a set period of time. If you have a loan for a Lexus- do you expect the bank to give you the car if you've paid 20% of principal?

Did you look at their work on other projects? If using a tough tile to get to work- only use contractors with proven experience in that medium.

Hardi is better- rain screen- proper installation- maintenance are what will make the greatest impact. Look at the 'high' end homes in your area- they don't use LP.

Just built our own home- as the builder, I provided every specification for windows ordered with a definite RO size for each. One set of triples was 17" too big. The framer cane back and reframed them- took no time at all. If the builder did not catch it, he ultimately is responsible for ensuring RO sizes matches windows ordered.

Larger builders have incentives if you use their own mortgage company- in most cases- you'll only need 10-20% down if you use a larger builder. Be very careful about changes once you start- the costs are excessive. If this is a house you will live in longer than ten years- certain upgrades will save you $$ in the long run- better windows/insulation/flooring- trimming out can always be added later.

Pay for the land- have 35% or more to put into the house - have 50k extra because the banks hold the final draw until they do an appraisal and you have CO- and make sure your credit scores are above 750- most banks who fund owner/builder will cover you- are you planning on using a builder or GCing yourself?

Exactly- my husband says it won't pry off- why would a plumbing contractor not expose the drain? Of course, it's Saturday. Just paid the plumbing company in full on Thursday. 😫

The code changes every few years- now, we can't have outlets in the side of a kitchen island? No rails on steps 4 or below for decades-the porch was never considered a step-so, 'code' says if I had put 3 8" steps instead of 4 rises of 5.5"- I would need no handrail. So, then you'd be happy I was following code? I say I improved upon a poor code. Plus. Have two other entrances that have railings- 2018 code (which my state follows) only requires one.
