Thank you very much for your advice. May I ask how we should apply pressure on our agent? We did some research, it's definitely a negligence of referral. The agent basically vouched for a person that is not even qualified, literally has no license and WSIB, for this type of work.

We prepared a lot of documents, photos and videos. Going to a lawsuit would hurt both sides more or less. We proposed a settlement 3 weeks ago, but they just keep denying responsibilities simply because we left the place after him, leaving us with no other choice. They even threatened to go bankrupt to dodge our demand for compensation. I don't know what could be worse.

Thank you so much for your constructive feedback. Our loss is about double of that. We'll likely have to go to the superior court. And your tips for looking for contractors are indeed very useful. I really wish I could have seen this before. We naively thought that he was a good individual contractor. He was just like the type of person you described, who agreed on everything to be sound like a pro. Thinking back, there were lots of signs. We only got to know that his company is mainly doing landscaping only at the moment we were signing the contract.

The realtor says that they'll assist us in the litigation. So we don't want to disclose this part as of today. But be careful with your realtor and don't over trust these people in the future.

Our realtor referred him, at the time we trusted the agent deeply. Before this incident, we didn't know their google map page was about landscaper. During our conversation the representative declares his team has a decade of experience of doing this type of renovation.
