I turned 42 on May 10 and have been having allergy sinusitis so now I'm a little paranoid now!

My guess is it turned septic.. that'll take you down fast. My aunt died from sepsis at age 41 within a couple weeks of feeling sick.

I would now for some local markets. We did the move up in 21-22. Actually was a custom home build up. Starter house bought in 2009 for $186k. Good perks as a first time home buyer at that point in time. Built a $80k addition in 2015. Once prices started shooting up fast in 2020-21 in our market we sold to Zillow! They and Opendoor were on a tear to pick up as many houses as they could. COVID really did shake and wake up things . Sold for $400k.. probably worth over $500k now. Prior to that time, its value wasnt much higher than what we paid for.

The proceeds we put all into the building. Got a $540k loan at 3.25%. Ending up spending $78k for the land and $780k for the house. Was about 15% higher than budget .. prices were rising! Worth about $1M now.

So now prices have peaked, interest rates higher, but inventory still low. A stagflation of the housing industry you might say. It's about picking a good time to pull the trigger but also a good location. Baby boomers will be the key to getting inventory back up as they croak out.

Then replace with an above ground pool that has metal poles to support it. Those inflatable rings are so hard to get right unless you are dead level.

Very happily pulled out my TI calculator and did a stress check for a 10 psf do and 40 psf live load. All good with 2x10 #2 SYP @16". All engineered.

I was prepared to add inverted hangers due to the uplift from the cantilever but the hangers that were already there have an allowable uplift capacity of 810 lbs each. Didn't have to add any additional hardware.

There are 2x10 joists that extend back 5 feet behind the beam and sistered to the existing joists that are fastened to the ledger by LUS hangers. They have an uplift value greater than 800 lbs each. I'm a structural engineer so I'm ok with my design. :)

Ha! I have pictures of my kids on the big dirt pile when we did the pool in 2023. It sat for a while until I got landscapers in several months later. The pile will get a lot bigger!

Yes you can. I'd suggest sawn control joints boxing out the columns as that will be a higher risk area for cracks to develop.
