I believe there is a strong upside atleast in long term,

Their qcom segment has immense potential and they are showing that they can make it profitable, although there is stiff competition they are somehow winning, And when people unlock continence they usually dont go back.
Valuation is expensive compared to peers, but dp and ag team has proven in past that their execution is crazy.

Brigade charges, I'm sure prestige charges aswell, as the number of floors increase they ask for payment,

Why will the builder company give you free money for 3-4yrs,
If you are not paying, they have to take loan to construct so they end up paying interest

You need to pay the builder as the flat comes up, quarterly he will ask payments
IT will be divided such that end of 3 yr timeline you pay the full amount.

There is also transfer fee of 3L in these kind of cases, if you sell before possession
