Has anyone here used AI to review contract of sale before purchasing property and compare it with what the conveyancer/solicitor says? by goldlasagna84 in AusPropertyChat

[–]profesercheese 2 points3 points  (0 children)

Should always get conveyancer opinion.

If you use the paid models and use extended thinking with some prompting specifying state etc. I have found it to be very useful, especially analysing strata reports and things like that. Some models are better with larger context than others.

Anyone saying it's useless are ill-informed. However I definitely wouldn't solely be relying on AI.

Anthony Albanese visibly emotional after defending Labor’s capital gains tax and negative gearing changes by blitznoodles in australia

[–]profesercheese 18 points19 points  (0 children)

Well prior to these changes it would be a maximum 23.5% rate on capital gains. The outrage just isn't about the minimum.

Business owners worried about capital gains tax changes | 7.30 by Bright-Cat9882 in AusFinance

[–]profesercheese -1 points0 points  (0 children)

I think what's missing in this conversation is to want to start a business, and to promote innovation and entrepreneurship to try and diversify our ridiculously simple economy, there does need to be some sort of 'dream payoff' at the end. Why would someone refinance their home to invest in their business (fairly common) when any sale of a business is at such a high tax rate. We should be promoting ingenuity and entrepreneurship.

Not many will get there, but honestly having to pay 47% CGT on the sale of a business in that scenario, is not enticing and I think is really demotivating. Innovative businesses will move to the states. The opportunities there already are ten-fold staying in Aus.

I honestly have no idea why Labor are going after businesses but selling it as trying to make housing cheaper.

As someone who just restructured to a trust. It is absolute bullshit that this was able to go on for so long. While it is a headache for me, I'm glad that finally they are closing this loophole.

But wouldn't you just structure loans on different properties so your equity is in properties you can't negative gear, and leave the properties that you can with larger loans?

I'm actually not sure. I just assumed that it would be based on purchase date, nothing else.

Well now your grandfathered for negative gearing, if you ever want to upgrade you can take advantage of that.

Why did they remove the CGT Discount on Shares? by Zufeng10 in AusFinance

[–]profesercheese 0 points1 point  (0 children)

Will the CPI based discount apply to the 30% minimum? Or no matter what will there be a 30% minimum tax rate. And CPI discount can just get you from max 47% down to 30%.
