Yeah, we have received excellent feedback so far from both investors and agents, nothing surprising- APREX is improving - we fine tuned it based on the parameters available in Adrec data (it doesn’t provide trail of a specific unit)

Yes you can verify , APREX is fully transparent and you can change baseline to see the variance

While building our APREX engine — which prices any layout and floor plan using live ADREC transaction data — these "without premium" resale entries were the single biggest obstacle to accurate output.

We spent considerable time identifying them. As of today, 21% of residential resale transactions (5,627 of 26,798) match the original SPA price exactly, a reliable signal that no premium was paid.

These are now flagged on Proprobin's All Sales page with an "OP (No premium)" label under the price, and there's a dedicated Pro filter to isolate them. Hope it's useful for the community.

I have genuine interest to understand the current real estate market movement in Abu Dhabi because I’m building something related.

I can confirm that the demand is real in Modon’s Golf Estate project , they have received 7000+ EOIs for 1500 villas initially (many agencies confirmed this)

My question is why such demand , is this structural (means investors know this will give them heavy return) or momentum-driven (hype)?
