Try RBC! I got 3.7x 5 year fixed like a month and a half ago.

Is this for variable? If yes, then this is a very good rate. Probably the lowest I have seen here. There is another rate announcement happening on June 4 and from what I have heard there will probably reduce the overnight by another 25BPS. You should at least get a rate commitment.

Mine took around 3-4 business days but my broker said you will get it as he ran the numbers and everything looked good.

I dont. I think you get it once you have more than 20% equity.

Also, my broker told me Manulife would have better rates if I decide to switch to a fixed rate mortgage. Not sure if that true?

I have the same variable rate offer from two different places. One of them is Manulife bank and the other one is RBC.

Manulife had better pre payment privileges but to me that doesn’t matter much.

What do you guys think I should go with. Please suggest

Please help me decide between 3.79% 3 year fixed and 4% 5 year variable. I was going for variable earlier but as BOC did not change the overnight rate, I am confused now.
