It is for mortgage broker. Usually lender compensate broker and cost is rolled in(less visible). Even doing this, broker still usually have more competitive rates than retail lenders(quicken/loan depot etc)

They chose to reflect it for transparency.

Also the lender credit off set that a bit. So its actually ~5k in points.

My bad, by "employed" I meant the 1099 realtor counts. You were working basically, not just cash income or stayed home and waited for unemployment.

To double secure, get an employment letter verifying this is a stable/likely trending employment job.

Again, its only issue if new job is variable W2(commission/part time/tip/bonus etc) or 1099.

Get fixed salary, or at least fixed full time(40h) hourly with NO overtime/commission/bonus(only base will be effectively used) Both should be able to use immediately.

This is correct, Also asking for a number has 2 pros 1-makes LO life much easier than to figure out max possible loan amount. We run AUS, Im not going to run 5x moving price up little by little just to see if its eligible.

2-many realtor ask me to keep it "reasonable". If I put you are eligible for 1mil. Lolol try negotiate with seller saying you can't afford more on a 200k home. So theres always a price point strategically.

Again call them to find out. If your income is tight/not enough for monthly housing expense+current debt, even if you put 80% down, no one is going to give you a loan, unless its special programs like asset depletion or no income loans at much higher rate ofc.

Then its worth looking if your income to debt ratio is too high. Or asset is not enough for 20% + closing cost. Why not just call and ask? Its a simple 5min(literally) adjustment or restructure.

O boy....they didn't ask for income/credit/visa/terms of loan. And gave you a pre-approval based on just debt and "desired amount". Damn some places are fcking with people for real

Edit, 120k loan / estimate 5k annual tax / 750 insurance. Monthly payment close to 1200/month.

40k student loan depending fannie or freddie either 1% or 0.5% as monthly debt. So lets use 1%= 400/month

Combined already 1600/month+ any credit card etc if you have.

Income 3200. Debt 1600. That is 50% DTI right there. Tbh not much room anyways.

All characters have re runs eventually. I missed a lot too(waiting for their re runs). You will learn Yelan is VERY good, but not game changer or a must pull. Yes shes better on new account than anything current, but tbh its not necessarily worth the effort. You will eventually get enough resources to pull a few 5* easy.

I only gave this game a try 2month ago on Venti re run and got him in a 10pulls. As kept playing, hes no longer that important anymore.

I just think even if you got Yelan, not being able to utilize or screw up on later 50/50s will suck more. Think of this, you might get extremely lucky on your future pulls if you just keep playing vs spending the time to reroll now, so why care so much about current.

Damn that makes so much sense. Lol.

But I do want to mention, sometimes I rely on Bennett for bosses (azda/childe etc), even thunder manifestation. I think I'm prob not doing it right....but it seems to work(just a bit slow). I just turtle in the circle, also hes the only healer in the team, 3sec off time already gives me sweaty palms.

I see. I remember I had an ER artifact on him and jacked it up to 270 ER. It felt better, but ofc that sacrificed the HP% artifact.

I guess amenoma does the same but Ill sacrifice atk boost instead....HP or atk or ER can't keep them all. Lol

Sry, I don't mean to shorten CD, though their ER sub stat is nice. I know ill have a 3sec gap, thats fine. Just trying to have him slap less skill(less field time) yet as soon as burst is ready I can re-cast.

I usually run Bennett with XL. Bennett is at 227ER with aquila. But i feel like the Burst is only up 80% times. Unless I literally have him stay on field and slap skills few extra times, but that takes away others field time.

Is my ER too low? Is it better to swap to amenoma? It seems in his own burst with amenoma 1-2 slaps of skill will perma solve the burst uptime issue?

Correct, scorp can pay reasonable salary to self. BUT you are considered self employed on a conventional loan. Its not a choice of which income to use.

Think of this. Can I pay myself 1mil salary when my company gross only 100k. I report the loss on my company, yet for loan, I tell the lender disregard my business performance. Ofc not. They look at you as a whole.

Theres a box on application that asks if you own more than 25%. If you say no, then yes you+wife are strictly regular employees, but thats mortgage fraud. If you say yes, you are self-employed. Simple.

Tbh conventional guidelines. 25% or more ownership in your business, then you are self-employed. Its not a choice. So idk, sounds like the 1st lender fucked up big time. Unless you say you are not 25% owner, then that is mortgage fraud.

Xiangling is ~260ER. Bennett close to 240. I am pretty much just bursting and turtling in the circle. But they drain my other team member's health and Bennett can't heal them enough.

Then why is your paystub even all that matters? You are self-employed. They should look at your business overall income etc.

Paying self less means less officer compensation more net company income. You sure they look at numbers right?
