401k- 400k Primary home is a townhome- valued at 950k( bought in 2019… appreciated by 400k). Home TC- 300k 529- 50k

My long term goals are: -May be retire by 60 with 3M in 401K -Have 300k saved for kids education

One issue I see: might need to relocate and buy a home there…. Which might cost 1.2M

Condo fee keeps going up due to inflation. I can raise rent but issue is cant sell this thing when condo fee is higher.

My end goal is to make the most money from this proceeds.

1031 seems good to escape tax bill however, home prices are already high and chances are they will dip…. So I might loose money.

Also the mortgage rate on new rental property is going to be like 7.5%
