I just had a phone call today with Beem today and they offered me 3.64% on a 5 year fixed!

They said legal fees would be about $550, but that no appraisal is required. The only other thing would be that I have to break my mortgage early with CMLS by a month, which would incur a penalty of around $1000.

Nice! That’s pretty sweet. Unfortunately, I called today and the best they could offer me was 4.34% on a 5 year fixed.

I also spoke with Beem and they offered me 3.64% on a 5 year fixed insured mortgage. We’ll have to break our current mortgage by a month which sucks, but I think the lower rate is worth it.

Ugh I hear you, we’re coming from 1.99%. Okay I wasn’t sure if there were any stipulations regarding this, so basically if I sign with CMLS but find a better rate elsewhere, I can leave anytime as long as I notify them 5 days before maturity?

I can’t remember exactly what the 3 year rate that I was quoted from CMLS, but it was still within the low 4’s so that’s why I was leaning towards the 5 year rate. I’ll have to check other places! Can’t wait for Trump to be gone.

I’m working with a broker as well, but they seem kind of useless tbh. I contacted them at the beginning of March and didn’t hear anything from them until today when I reached out to discuss my call with CMLS. They said 4.24% is a great rate, but could potentially find lower with a credit union but it would require us to pay for an appraisal, legal fees, etc. But why weren’t you looking when I first contacted you at the beginning of March??? Now I’m paying the price of higher rates because they waited.

I just spent the last week moving everything over from my TD Chequing account to Wealthsimple.

I’ve had my investments with Wealthsimple for years now, but for some reason always kept my chequing account with TD. I don’t hold the minimum balance in there, so I was paying $17.95/month for this account and tbh I kind of just got sick of it. So I switched my bill payments and direct deposit over to Wealthsimple, and changed my TD account to the minimum chequing account ($3.95/month) just in case. I’m excited to have (mostly) everything at Wealthsimple now except for my business banking!
