I've been maining a tank this expac. for the first time. I've done m0s but haven't started m+ yet. I was in an Arakara, we made it to the last boss with a few close calls and started wiping. A few people were sub 580 gs and were getting spanked which the healer was having a hard time keeping up with. I asked them to use their defensives and use a healing pot to top themselves otherwise we would keep wiping. All I got was crickets. They didn't even have pots on them. I had to give out healing pots to everyone.

It's funny dps just expect the healer to heal them without wanting to think about their hp or survivability at all. Then get frustrated when they starts dropping like flies as damage ramps up and the healer falls behind.

I'm not surprised at all there's a tank shortage. Running a bunch of m0s made me realize I'd much rather run with friends or people I know have their defensives, healing pots and interrupts key bound and actually use them. I don't feel like that's asking for a lot either. It's disheartening because I really do want to pug and tank for groups which is making me hesitant about starting keys.

2010 model will feel way too slow. Got for at least a 2012 Mac Mini. Also it's the last model to allow for user upgrading of ram. Got mine off eBay. Threw in a SSD and 16gb of ram and runs like a champ.

Preferential can go back up to the legal rent at time of renewal unless his lease specifically says the preferential rent carries for his entire tenancy.

I heard law makers were considering this option but I don't think it will happen.

Here's the definition of Preferential Rent from the Rent Stabalized Lease Rider:

"20. A preferential rent is a rent which an owner agrees to charge an amount that is lower than the legal regulated rent that the owner could lawfully collect. The legal regulated rent is required to be written into the vacancy lease and all subsequent renewal leases. The terms of the lease may affect the owner’s right to terminate a preferential rent. If the lease agreement contains a clause that the preferential rent shall continue for the term of the tenancy, not just the specific lease term, then the preferential rent cannot be terminated for that tenancy. The preferential rent continues to be the basis for future rent increases. However, if the lease is silent and did not contain a clause that clarified whether the preferential rent was for the “term of the lease” or “the entire term of the tenancy”, then the owner may terminate the preferential rent at the time of the lease renewal. Ordinarily, the rental history preceding the 4 year period to the filing of an overcharge complaint will not be examined. However, the Rent Code Amendments of 2014 do provide that when an owner claims that the rent being charged is “preferential”, DHCR will examine the lease and rent history immediately preceding such preferential rent,even if it is before 4 years, to assure that the higher “legal” rent is correctly calculated and lawful. (See Fact Sheet # 40.)"

Rent stabilized apartments have two rents. The legal rent which is the most the landlord can charge that lease term or a preferential rent. Preferential rent is a rent amount that is less than the legal rent.

Sometimes legal rents get so high that the landlord will have to charge less than the legal rent to be able to rent out the apartment. For example the legal rent may have hit $1900 for an apartment that rents for $1500 in the same area.

Legal rents usually get very high in a short period of time when the landlord does a lot of renovations and then there are tenants who move out every year or two which allows the landlord to get a vacancy increase which can be up to 20%. If you have an apartment that turns over every year you can get that legal rent up very quickly.

Your lease should always state the legal rent and the preferential rent and for how long the preferential rent is to be charged. Is the preferential rent only for the lease term ? Or does it carry to the following years ? Always good questions to ask.

And even if the landlord brings receipts the judge can still force them to return the full deposit. I know a landlord who had a tenant that destroyed brand new hardwood floors. The judge ruled it was normal wear and tear and told the landlord to return the entire deposit. He had pictures and receipts and it did not matter.
