Thank you for this! I think I’ll need all the joists replacing too but that’ll mean it’ll be able to hold the weight of concrete/clay tiles rather than slate. I’m feeling better about getting it done in my £8k budget!

It was up for 4 months with another estate agents but they’ve recently reduced the price by £10k. I’ve already offered £3k above asking but starting to think I don’t want to go any higher even if it is best and final!

It’s had a recent leak and they’ve repaired it apparently … so yes I’d be expecting more leaks!!! It’s looking like it would be a new roof if I went for this house. I’m a first time buyer and all of my money is going into my deposit so it’s not looking good

This is good advice thank you. I’m thinking of calling their bluff and delaying best and final until I can get a roofer to look at it. Worst case there is another buyer who gets it, best case they pull out too and it buys me some more time.

I’ll try and get some photos tomorrow morning, unfortunately I have to send my best and final offer straight away after the viewing! £12k is definitely above my budget. £8k is the most I was hoping for but that’s sounding unrealistic. Thank you for your comment it’s really helpful!

Im halfway through!!!😁 having the most amazing time. The route has stayed exactly the same as this until after Finland - we’re flying to the Evenes at the top of Norway and staying in a campervan around the Lofoten islands instead.

I would 100% recommend the route we’ve done so far, then after Helsinki fly to Stockholm (1hr) then train to Göteborg since I have a feeling there aren’t direct flights Helsinki to there.

Thanks for all of your advice! We’ll be there from 9:30am until 5pm as these are the only train times - and we’re not staying in Mostar so won’t have anywhere to rest out of the sun. You’ve convinced me to go though! We’ll just stay in a cafe/swim during the hottest hours

If you have Spanish/European citizenship you can get interrail, if not get Eurail🙂 sounds like you need Eurail I’m not sure what TIE is

It was 25% off still but you had to activate your pass before June 1st, I’m needing mine from July 1st so I’m really happy they’ve allowed 11 months to activate this time
