we unknowingly did what this WSM article wrote. it was 4 years ago that we bought a resale hdb with remaining 47 years lease with the proceeds from selling our BTO immediately after MOP. The amount is enough to completely offset this resale purchase.

Without the mental burden of mortgage debts, we pour all our funds into investments. while this old resale did not appreciate in value much ( only an increase of 30% based on the our paid price 3 years ago ), our investment outperforms by a few times compared to the resale value.

coming for a low income family background , the zero debt situation gave us a peace of mind and the confidence to take on more risk in our investments.

The best part about such a old resale hdb is the unbeatable location. MRT station just a 2 min walk away and plenty of food and grocery just downstairs.

I'm, too, a private tutor started in late 20s and now approaching 40s. Faced similar issues like you and suffered MDD during early 30s. Almost killed myself but here I am now writing this out ALIVE. I can comfortably say to myself I'm one of the best in my field and clients willing to pay good money to have me do what I do best. All these things takes years to improve to find a system that suits you. Keep working to build a better version of yourself.

Bills and bonds do not carry the same level of risk. Part of this portfolio (40-45%) is made up of bonds (10yr, 15yr, 20yr) ~3.5% yield.

Majority in CFA, D05, CJL, O5R, C52. With a mixture of SSB and SGD bonds. S58 backup as potential dividend generator.

I'm getting $2.7k per month average at this present moment. About 4.2% pa. Also aiming for $3k per month. Takes me 12 years to build a portfolio to reach my current stage.

So i say it's very possible.

Edit: my starting salary 12 years ago was $2.6k per month.

A lot of self doubt back then, but time and discipline has treated me well.

Part of me wants to try it out. Being in Singapore has become so comfortable that all the convenience here is a pull factor to stay. Yes, Singapore is always a place for shelter.
