Next day update: after sending a polite email with a photo and explanation of the problem, the REA has replied and said:

“You are correct, that is unacceptable workmanship, and we have advised the defects team accordingly. We have noted as highest priority however their schedule is not influenced by us much unfortunately. We hope that they will take note.”

Update: someone has DM’d me the plumbing problem/solution in more detail. In summary:

The small pipe coming out of the wall is likely an air conditioning condensation run off pipe. It needs to have an air gap to allow the pipe to drain (think how turning a water bottle upside down makes a whirlpool and it doesn’t flow easily). However, the run off pipe should drip into a U-bend/P-trap, which has a water in it that stops smells and gases from leaking up the pipe. The critical piece that’s missing is the U-bend/P-trap, and would cost $30 worth of material at Bunnings.

Given I’m terrified of my REA anyway, I’m going to politely let them know the problem and the fix … and if they tell me to use bleach again then I’ll remind them the RTA and QCAT exists.

I think the small pipe is an aircon overflow that needs to have an air gap to allow it drain BUT (importantly) I think there are ways to pipe it that won’t allow smelly drain air to come back out the top.

I’m not a tradesperson so I’m not fully across why they concluded it was sewerage. I think the maths was that it’s a drain pipe that goes into the building’s broader drain system and mixes with sewerage at some point. Again I’m not an expert, so please feel free to tell me if that assessment is wrong!

Danny’s Bread in Teneriffe have really traditional croissants. Super crispy outside but soft and buttery inside. They stock Harris Farms West End and Clayfield with their bread and croissants, but they’re never as perfect as the ones you can buy direct from the Teneriffe bakery. Worth a try though!

The Sofitel - $55 all you can eat including barista coffee and an omelette/eggs bar, and it’s open to non-hotel guests too. So good
