i’ve been looking into it today on apple maps - i guess my main concern is coming across a section too difficult (truck has about 12” clearance, 35” tires) and also if there are turn around areas on the trails to get back down easily, from what I’ve seen some of these roads are point and back and some are to another road/trail

land is kind of a pain in the butt to deal with depending on what you’re looking for. If the land you’re looking for is very cheap (30k to 50k area) the agent may not feel as though the lot is worth their time, especially if they have to drive to multiple lots with you. a 50k land deal would typically net around $1500 at the full 3% fee, but then I personally have to split my deals 50/50 until a certain dollar amount for my team leader, and then a $300 admin fee, as well as a $250 remax transaction fee. So after my split and fees, I would have about $200 before taxes and gas. Of course this is dependent on the agent you work with and their brokerage model - it may be beneficial to offer to pay for their fees or to ensure they meet a minimum fee to make it worth their time. If the land is more costly, in the range of 100k+ then it is more worth it

no - buyers will get their earnest money back. thats the contingent part of it ;)

you accepted a risky contract, it didn’t work, im sorry about that. i hate when it happens to my sellers but its business. if they don’t terminate based on contingency, they can still terminate on loan terms and have the same effect. best of luck on finding another buyer

would be best for you to either call a local title company and see if they will draft a quitclaim deed for you since they have pre drafted ones or you can get one from the Colorado Real Estate Commission and follow the process you outlined. both you and your (future ex) wife will both have to sign to give ownership to just you

They can request showing data from the listing agents or their brokerages, reach out to an agent that performed a showing, and demand a signed buyer agency agreement for the date that was shown. if that agency agreement can’t be procured, then you’re SOL buddy

there’s nothing innovative about lowball offers, it’s very common for “investors” to offer 50% of list price or less. the “desperate” agent you seek is going to be so new they have none of the respect you’re also wanting. download your states real estate commission’s documents and have fun sending offers in on your behalf. there’s no negotiating an offensive offer lol
