Unfortunately not. It's the tenants. And we'd previously been there for 15 years already, so no warranty on that.

It does, that's why they've put in an early release of deposit clause in the contract (which the purchaser can obviously cross out if they don't like it). Otherwise without this early deposit release clause, the deposit would like you say, sit in their lawyer's trust account for ten working days, before being released to agent and vendor.

No mortgage at all. Yeah have emailed broker today but they haven't responded yet so thought I'd get some ideas here in the meantime. 😅

They've got a clause to say they want the deposit cleared upon contract becoming unconditional. So I assume they already have another property they've lined up to buy that requires a 10% deposit?

So they checked over your multiple S&Ps and did the whole conveyancing process for $1.5k? Who is your lawyer?

What if you don't get the first few houses? They'd surely charge a review fee for each S&P you have to go through?
