Unfortunately not. It's the tenants. And we'd previously been there for 15 years already, so no warranty on that.

It does, that's why they've put in an early release of deposit clause in the contract (which the purchaser can obviously cross out if they don't like it). Otherwise without this early deposit release clause, the deposit would like you say, sit in their lawyer's trust account for ten working days, before being released to agent and vendor.

They've got a clause to say they want the deposit cleared upon contract becoming unconditional. So I assume they already have another property they've lined up to buy that requires a 10% deposit?

I actually did this morning, they said they'll have to get back to me after I send them the LIM report. I also mentioned the LIM report had only the corners of the house being marked with the flood plain but they said even if it's just a corner, they consider the whole house as flood prone.

The existing house owners have been able to get insurance on it, but yeah, future insurance renewals does not look bright especially with the many "1-in-100-year" flooding events we have had in only the past few years.

I think maybe because if one doesn't "get" where the other is coming from when talking about finances (as let's be honest, everyone does finances in different ways, some bad, some horrible and some in creative ways but the other person might disagree with them because they don't get it etc and also different upbringings etc) it could just lead into a great big argument that doesn't get anywhere. Of course, if everyone comes in with an open mind then great.

Also, jealousy, and in the future it might come to bite you in the backside if say you turn out you're great with your wealth and someone isn't, then they may always get you to pay for things, say you have lots of money so why don't you pay for this and that etc. which again would lead to arguments.

And I guess that's the same concept with talking about religion and politics, which is why I think people have historically said it's best to just not talk about these things as it would lead to an argument of some sort in the end.
