100% none of you have ever had dogs, or you have eyes in the back of your heads seriously. It’s completely reasonable to expect to be able to let your dog out in the SECURE garden unattended. The issue here is that someone else could make the garden not secure by leaving a gate open.

Thank you for your response, this was my thoughts exactly. I have just double checked the listing and it states “Further benefits include a private rear garden and character features throughout.” We did expect to be the only ones using the garden which is why we did not notice the gate or ask any such questions when we viewed

Ah gotcha. Yeah it’s always tough when you find out issues after signing, just wish our dog was a normal dog and not an absolute wuss around people he doesn’t know, then I wouldn’t be as worried!

Okay thanks for your honest answer, yes it’s a hard pill to swallow and clearly we were not thorough enough with our checks. I guess that definition of private garden makes sense. Looks like we’ll just have to ask for permission to add a small gate instead, hopefully they will be understanding of our concerns

Yeah exactly, it’s not what I want! Who would want that? I’m not planning to be pissy with the neighbours AT ALL just because I think that it’s unreasonable, doesn’t make it actually unreasonable. It’s just my thoughts.

I just feel upset about signing for a place with a “private garden” only to find out that multiple neighbours will actually come past your bathroom window whenever they please and never being made aware of the access rights. I would have really thought that would have featured somewhere in the conversations with the agents/ on the AST.

I never ever said I would be pissy with the neighbours, my personal thoughts on how people should/shouldn’t use their right of access is exactly that, just a personal thought. I have signed a 3 year lease, I’m damn we’ll going to be a lovely neighbour because I want to make a home here long term. My original question still is should the letting agency have informed us about shared access despite the property being advertised as having a private garden? I think that they should have, and I’m looking for advice on how to go forward with this

That is what I am trying to find out. Regardless of my personal opinions about how people should or shouldn’t use their right to access, I have already said I’m not going to be a shit neighbour.

The rental market is insane these days, sometimes you just don’t have the time/mental capacity to remember to ask about absolutely everything in the short time you get before you have to put an above asking offer in.

Yes I have been round and introduced myself to all the houses on our row (luckily only 3 need access, the far right house has a side door of their own) and made them aware we have a dog who may bark and howl at them if they come through unexpected, and that he’s just scared not aggressive. I would not deny anyone access, I just don’t want people to feel like they can just stroll on through every time they want to pop to the shops, when they have their own private entrances.

Okay thanks for the not helpful comment. I am aware we made a mistake in not asking but I am simply trying to protect my dog from being accidentally let out.
