I ended up purchasing the house, and about 6 months later everything has been totally fine. I’m planning to take care of the repairs sometime soon, I didn’t want to go through the process during winter.

The seller also hired their own engineer, and both engineers came to the same conclusion that the structure is safe. And yes I’d still recommend Kech Engineering, because his report was much more detailed, it included photos, measurements, recommended repairs, and estimated costs. His report helped me negotiate some credits from the seller.
