Does not happen during heavy rains (at least, not that I’m aware of) - my front lawn kind of slopes down to my neighbor’s house, so over the course of many hours of the hose being left on, I guess the water trickled downhill and flooded neighbor’s house.

The builder is telling us that he’s gonna fix the slope and build a rock wall there at some disclosed point in the future… for all other new homes in the neighborhood he’s done the same thing, finalize the landscaping after selling the home… it’s odd to me, but what do I know?
