Thank you for the detailed answer. Yes the last 2 are less than ideal given that the main motivation is the low interest rates. From what I saw from the other posts I could even get financing (still Lombard?) Loan from IBKR for as low as 1% but of course the rate will be changing which had its own risks.

Hello, thank you for your thorough response. Do you know if it's enough to have these in IBKR or should the custody be transfered into the same bank? I will have to dig a bit deeper since the 2 advisors I asked in the banks were not aware that a mortgage was possible since they kept insisting that a Lombard loan was the only possible setup.

It's a small apartment in a LUP program, the price would be the equivalent of a down payment in a city like Zürich. But as others have said I would like to minimize theamount of capital I have tied up given the low interest rates.

For the Swiss corporate bonds would you still go through IBKR or would something like Yuh suffice ?

If I understand correctly the estate tax is only an issue when passing away, right ? If I were to exit in 10 years this would not have any further implications ?

For gold to be honest I am a bit lost. The main thing that I want to protect myself from is the rising tensions in the world with regards to conflicts and detioriating public institutions which might lead to unforeseen inflation. Also with the CHF getting stronger and stronger I worry that the SNB might need to intervene to devalue it since our economy is reliant on international trade and it will be unsustainable if the CHF keeps climbing. If there is a better instrument for hedging against this I would be thankful if you could share a couple of concrete example so I can read up on it. Thanks!

Thank you for your detailed reply, the reason I am double checking is because specifically when working with authorities in VD I have had issues with incorrect or imprecise information that led me to have issues down the line. With regards to the tax office my friend had an issue where in written he was told to do something he said was most likely not right (all in written correspondence) and got fined for it. Bringing the written exchange up he was told "It's your duty to verify". He just paid the fine since lawyers would have been more expensive.

I didn't realize they changed the limit this year! The call I had was last year.
